Do you need an EICR?
If you're a private landlord in England, the law requires the electrical installation in your rental to be inspected and tested at least every five years, with a satisfactory EICR provided to tenants and, on request, the local authority. It's also strongly recommended for homeowners, particularly when buying or selling a property, or if the installation is more than a decade old and has never been formally checked.
An EICR tells you whether the wiring, consumer unit, sockets and connections are safe to continue in use, or whether anything needs attention. It's the difference between assuming a property is safe and knowing it is.
What the inspection covers

How often do landlords need an EICR?
